Residential Extensions & Alterations

A large proportion of our projects (over 50 in the last two years) are clients who wish to alter or extend their home. We have a 95% success rate of obtaining planning permission for our clients, demonstrating our extensive knowledge of the various planning policies across the LPAs. Clients need to bear in mind that extensions must be designed to take into account its impact on adjoining amenity and local character. The client was recommended to SJM Planning by a previous client. The brief was to extend the existing end-of-terrace property to include a loft conversion, rebuilt, but larger single storey rear extension and an excavation under the length of the property to provide a new single bedroom dwelling as a basement flat. A significant period of negotiation began with the Council, as concerns were raised with the construction of the new basement flat. SJM Planning were able to negotiate with the Local Authority and achieve consent in late January 2017. The applicant was over the moon and has already commenced works on site.

The client wished to transform, remodel and extend the existing property. After several discussions and a number of layouts, planning permission was sought for a two-storey rear extension; single storey side extension; roof extension and loft conversion; as well as a new hard and soft landscaping scheme to include new driveway; rear terrace and remodelled garden. This extensive project was completed in late 2015, and SJM Planning oversaw the planning and construction process.

A simple single storey extension was proposed in place of the existing garage, with the relocation of a new front door and small accompanying porch. This has allowed the kitchen to be relocated internally, opening up and transforming the flow of the house. The works are now complete and the owners are really happy with the end result.

The property already had a number of single storey extensions to the rear of the house, which resulted in a rather ‘compartmentalised’ way of living. The clients were desperate for open-plan living at ground floor and SJM Planning were able to design and obtain consent for, a large rear extension which really brought the kitchen/diner into the new garden space they were creating.

SJM Planning were brought in to obtain permission for a sizeable extension to the existing property, bearing in mind the constraints within the site and the proximity of adjoining trees. Following pre-application advice, we were successful in obtaining permission for a large extension to the house with only the loss of a small fruit tree within the site.

Following a previous refusal, SJM Planning were instructed to seek planning consent for extensions and alterations to the existing house. Following the submission of pre-application advice, we gained consent for a part single, part 2-storey front/side extension, with loft extension and conversion to provide two additional bedrooms and living space within the house. In light of the previous refusal, the clients were ultimately very pleased with the permission, which was secured in late 2015.

The client asked us to maximise the floorspace of the existing house, with a series of extensions to the property. SJM Planning were successful in obtaining consent for two extensions on properties next door to each other, whilst respecting the street scene and maintaining the current levels of light and privacy afforded to the neighbouring properties.
