In 2015 SJM were able to obtain prior approval for the conversion of the existing office building into 64 flats. The client then instructed SJM Planning to seek additional value from the site having seen a rapid uptake of units from the site. Owing to their bespoke long-term rental model, SJM were creative with our approach and have presented an extension of 70 additional units to Tonbridge and Malling Borough Council. Pre-application advice was sought and has underpinned the overall approach to designing the scheme. It is anticipated that the proposal is to be recommended approval when presented to TMBC planning committee in February 2017.

Another purchase of Solai Holdings, SJM Planning gaining consent for 95 Flats under the prior approval procedure. A subsequent consent was obtained for the re-cladding of the facade, insertion of individual balconies and excavation to the front of the property to utilise the basement accommodation. A major application was then prepared and submitted for a large extension to the building, which provided a further 90 units of accommodation within the HMO use class definition, increasing the number of letting rooms to 185. The application is currently pending approval.

The clients had purchased an old office and storage workshop development in the middle of a residential area. A Certificate of Lawfulness (CLEUD) was first sought to establish the previous use, with a subsequent planning application being successful to convert and redevelop the premises to a number of residential units aimed at the young professional rental market. A comprehensive scheme was produced which made best use of the building in a relatively confined courtyard space, whilst respecting neighbouring amenity.

Solai Holdings purchased the property in 2015. SJM Planning were successful in obtaining a number of consents on the property, culminating in 114 units within the existing envelope of the building. SJM were also successful in obtaining approval for a new second floor of accommodation and the redressing of the entire building with a much more attractive facade. The Consultancy are currently working on a submission for a major application, being a further two floors of accommodation housing a further 69 units in HMO use.
